Lawsuit over embattled Village at Sandhill condos dismissed, future still unclear

A legal dispute that stalled the planned demolition of four vacant condo buildings at the Village at Sandhill shopping center in Columbia, South Carolina, has been resolved with the dismissal of the lawsuit. The Village At Sandhill Property Owners Association (VASPAO) had sued North Bay Properties in October 2024, alleging that the demolition plans violated a 2003 agreement requiring VASPAO’s approval for major changes to the complex. The case was dismissed in March 2026 following an agreement contingent on the sale of the buildings to a new owner, which was initially expected to close on December 1, 2025, but did not materialize. As of March 26, 2026, the sale’s status is unclear, and North Bay Properties has not commented.
Despite the dismissal, the future of the Promenade buildings remains uncertain. North Bay Properties has agreed to provide VASPAO with 30 days’ notice before applying for demolition permits, but no new permits had been requested as of March 26, 2026. The identity of the potential buyer is also unknown, and it is unclear whether they share the previous owner’s plans for demolition and redevelopment.
